Job Summary

Under the general direction of the Assistant Director of Alterations, the Construction Projects Manager, this position is responsible for the project management and supervision for Alterations construction projects utilizing both in-house resources and external consultants, contractors, and vendors.  Utilizing and identifying the most costs effective and efficient delivery of projects is key to the success. 

Essential Functions

  • Coordinate and manage project activities with both in-house resources and outside consultants, contractors, and vendors. 
  • Identify most cost effective blend of inhouse and contracted services to deliver projects. 
  • Manage and lead the planning and design process for assigned construction projects.  This includes preparing requests for proposals for design services and reviewing planning and contract documents prepared by outside consultants to ensure compatibility with university standards and requirements. 
  • Generate and manage budgets, estimates, and contracts for construction projects.  Track and update project cost throughout the course of the project, including identifying and generating change orders as required.
  • Generate project schedules from concept through completion, including design phases, procurement, and construction.  Update the schedule throughout the project and provide explanations for any changes.
  • Manage project communication to provide project related information to all parties involved.  This includes generating a project communication, scheduling matrix and leading project coordination meetings, and generating standardized project update documents. 
  • In partnership with the other Alterations Department supervisors and project managers,  manage the Alterations Department trades staff, shop, and assets (tools, equipment, materials, vehicles, etc).  This includes enforcing department and university personnel policies, scheduling and forecasting trades staff requirements, purchasing and repairing tools / equipment / vehicles, and other related tasks.
  • Utilize construction experience and best practices for efficient resource management. Determine when and how to best procure construction materials, equipment, and service labor. 
  • Maintain proficiency in various computer software applications, including but not limited to construction project management software (eBuilder), Microsoft Office (Word, Excel, Project, Powerpoint), and various database and billing programs utilized at UMass. 
  • Prepare and present written, oral and graphic presentations as may be required to support the projects assigned.

Minimum Qualifications (Knowledge, Skills, Abilities, Education, Experience, Certifications, Licensure)

  • Bachelor degree in architecture, engineering, business or construction related fields and five (5) years of construction experience to include project management and supervision or an Associate degree in architecture, engineering, business or construction related fields and a minimum of seven (7) years of construction experience to include project management and supervision or minimum of ten years of construction experience to include project management and supervision. 
  • Must hold a current Massachusetts Construction Supervisor’s license (CSL) or be able to obtain the CSL within 12 months of hire.  
  • Ability to supervise and effectively manage and coordinate all aspects of a construction project from start to finish. Ability to effectively coordinate this work with affected campus faculty and staff. 
  • Requires the ability to access all areas of construction sites and university facilities, including climbing ladders and scaffolding, as well as to enter confined spaces to assess conditions and perform inspections of existing conditions and/or new work. 
  • Demonstrated excellence in written and oral communication. Great customer communications skills a must. 
  • Demonstrated capability to use word processing, spreadsheets, and other software-based systems. 
  • Valid Class D Driver’s License. 

 

Physical Demands/Working Conditions

Requires the ability to access all areas of construction sites and university facilities, including climbing ladders and scaffolding, as well as to enter confined spaces to assess conditions and perform inspections of existing conditions and/or new work.

 

Additional Details

Works under the direct supervision of the Assistant Director of Alterations, who reviews work for conformance with business plan, division unit plan, departmental instructions, procedures and policies.  Assures compliance with all departmental and University rules and regulations.

Work Schedule

Monday-Friday, 1st shift (7am-3pm)
